These Terms and Conditions (“Terms”) govern your use of endlesspropertybuyers.com (the “Site”) and related website services provided by Endless Property Buyers LLC (“EPB,” “we,” “us,” or “our”). By using the Site, you agree to these Terms. If you do not agree, please discontinue use. SMS participation requires your separate, affirmative consent as described below; using the Site or accepting these Terms does not enroll you in text messages.

1. Our website and real estate services

EPB provides information and inquiry services for property owners interested in selling houses or land, prospective property buyers and investors, and people seeking information about our available properties and housing services. Website content is for general information and may change.

Submitting a form, discussing a property, or receiving an estimate does not create an obligation to buy, sell, rent, lend, or enter into a partnership. Any property transaction, rental arrangement, financing arrangement, or investment relationship requires a separate written agreement signed by the appropriate parties. If these Terms conflict with that agreement, the signed agreement controls for that transaction.

2. Eligibility and information you submit

You must be at least 18 years old and able to enter into a binding agreement to request our services or enroll in our SMS program. Provide accurate information and submit property information only when you own the property or have authority to act for its owner. Do not submit another person’s confidential information without permission. Please do not send Social Security numbers, bank account details, or other sensitive financial information through general inquiry forms or text messages.

3. Acceptable use and website content

Use the Site lawfully. You may not impersonate another person, submit fraudulent inquiries, upload malicious code, attempt unauthorized access, disrupt the Site, or use it to send unsolicited communications. You may view and use our content for your personal evaluation of our services. Our original text, branding, graphics, and other materials are owned by EPB or their respective licensors and may not be republished or commercially exploited without authorization, except as permitted by law.

4. Property information and professional advice

Property descriptions, prices, availability, estimates, photographs, and other information may be incomplete, change, or contain errors. Verify material information independently. A potential cash offer is subject to property evaluation, due diligence, and a mutually acceptable written agreement. We do not guarantee an offer, sale price, closing date, financing approval, rental availability, or investment return.

5. SMS Terms of Service

Program name: Endless Property Buyers LLC (EPB) Customer-Care Text Messaging.

Program description: This program provides customer-care text messages to property owners who contact EPB and separately opt in. Messages may include responses to your property inquiry, discussions of potential cash offers, appointment scheduling and reminders, and updates about your inquiry or transaction. This consent does not authorize unrelated promotional campaigns or third-party marketing messages.

Enrollment and consent: To enroll, provide your mobile phone number and affirmatively select the SMS consent checkbox on our SMS Communication Consent form or an applicable property inquiry form. You authorize EPB to send the described messages to that number, including through automated messaging technology. Providing a phone number alone, submitting a property inquiry without selecting SMS consent, or agreeing to general website terms does not enroll you. Consent is voluntary and is not a condition of purchase, requesting an offer, or receiving services. You can contact us by phone or email without enrolling.

Message frequency varies based on your inquiry, appointments, transaction, and our conversation. Message and data rates may apply. Your wireless provider’s messaging and data charges apply.

Opt out: Reply STOP to any program text message at any time to unsubscribe. After opting out, you may receive one final confirmation message; no further program messages will be sent unless you opt in again. You may also request removal by contacting us using the information below.

Delivery: Message delivery depends on your wireless provider and network availability and is not guaranteed. Carriers are not liable for any delayed or undelivered messages.

Number changes: Please let us know if your mobile number changes or is no longer yours so we can update our records. You will not be held liable solely for failing to notify us of a number change or to opt out.

SMS privacy: Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with third parties, except service providers that help us deliver and operate the text messaging service. 6. Privacy and third-party links

Our Privacy Policy explains how we handle information collected through the Site. The Site may link to third-party websites or services. Those providers have their own terms and policies, and EPB does not control their content or practices.

7. Disclaimers and limitation of liability

To the extent permitted by applicable law, the Site and its informational content are provided “as is” and “as available,” without warranties of accuracy, uninterrupted availability, or fitness for a particular purpose. To the maximum extent permitted by law, EPB is not liable for indirect, incidental, special, or consequential damages arising from use of or inability to use the Site. Nothing in these Terms excludes liability or limits consumer rights that cannot lawfully be excluded or limited. Obligations under a separately signed agreement remain governed by that agreement and applicable law.

8. Changes and availability

We may update these Terms by posting a revised version and effective date on this page. Updates apply prospectively. Continued use of the Site after updated Terms are posted constitutes acceptance of those Terms. Changes to these Terms do not expand the scope of your SMS consent; any new messaging purpose requiring consent will require a separate opt-in. We may suspend access to the Site for maintenance or misuse.
